Pets- Whenever pets are taken outside any dwelling, the pet must be leashed and accompanied by the owner at all times.  All pet waste must be picked up immediately.


Garbage Cans and Recycle Bins should be placed out by 5:00 a.m. on pick up days and retrieved within 24 hours of service.


Parking is prohibited on common ground or grassy areas.  Violators will be towed at owner’s expense.  All campers, trailers, or boats must be placed within the carport or garage.




1.      The pool is for residents, owners and invited guests only.

2.      Guests must be accompanied by a resident.

3.      Anyone 18 years of age or younger must be accompanied by an adult at all times.

4.      Your key card is your pass. If you do not have a key, you will be asked to leave.

5.      Pool hours are 7:00 am until 9:00 pm, 7 days per week.

6.      Glass containers will not be permitted in the pool area.

7.      No pets allowed in the pool area.

8.      No diving, running, boisterous or rough play permitted in the pool area.

9.      Proper swim attire is required.

10.     Garbage cans are maintained in the pool area. Please clean the area before leaving.


A key card is needed to access the pool.  A key card was given to each town/garden home when the gate was installed and should remain with the home.  Lost key cards can be replaced for $20 each.  Contact the management company for a replacement key.  There is a limit of one key card per home.  Lost key cards will be deactivated at the gate.



Cypress Point Subdivision consists of single family homes as defined in Chapter 20 of the Unified Development Code for East Baton Rouge Parish.  Suspected violators will be reported to the appropriate agency.  The definition of family is an individual or two or more persons who are related by blood, marriage or legal adoption living together and occupying a single housekeeping unit with single cooking facilities; or not more than two persons, or not more than four persons (provided the owner lives on the premises) living together by joint agreement and occupying a single housekeeping unit with single cooking facilities on a non-profit, cost sharing basis.


The following is a summary of the key restrictions itemized in the Servitudes Section V Restrictions Upon Residential Lots and Common Areas starting on page 4:

-- Pets must be leashed

-- All pet waste must be picked up immediately

-- Except as an office for telephone and mail purposes, no home may house a business.

-- No signs except for sale or lease, open houses, or garage sales are allowed, and open house or garage sale            signs must be removed within 48 hours of the event

-- All campers, trailers, or boats must be placed within the carport or garage

-- All trash cans must be retrieved after service or by the following day

-- Any exterior alterations must be approved by the Architectural Control Committee

-- Homeowners who rent/lease their property shall submit information in accordance with Section V (N) of the           Servitudes to the property manager.


Fines may be assessed for violations of the restrictions.
